We recently had a case where an owner of a 14 year old mixed use commercial building was concerned their Building Management System (BMS) was no longer supported by the manufacturer. Spare parts were hard to source and several were discontinued. The owner was advised to completely replace the ‘old’ system which upon inspection was only partly necessary. Furthermore, without checking the condition of the HVAC it would have been wasted money.

The whole system should be checked by an independent expert that is working in the owner’s interest and can create a phased replacement plan that corresponds to capex budgets..
