Condition based and predictive maintenance
We were recently inspecting the HVAC and BMS in a well-known shopping centre. The manager told us that on the previous Saturday a main escalator had stopped working.. It took them all day to fix! This is a real world example. Condition based and predictive maintenance should be the norm. ‘Plug and play’ elevators, escalators and the like communicate their health to FM and even order their own parts and servicing… all interventions logged for one-click history recall and warranty status info.
